It is important for tenants to remember that you have the right to live in the property without interference by the landlord. However, the landlord will expect you to look after the property as they would, if they were living there themselves. A full list of the respective tenant and landlord's obligations are set out in the tenancy agreement, and these should be thoroughly read through and understood before signing. The following is only a brief list of some of those obligations for your information purposes, and to give an idea to prospective tenants the standards expected: - You must pay the rent in full and on time by standing order, unless otherwise arranged.Pay the utility bills including water council tax, gas, electric, oil or solid fuel.
- Take good care of the property and any furnishings or contents. Repair any damages that you may cause to the property, keep it clean and return it to the landlord at the end of the tenancy in the state in which it was at the beginning.
- Allow access to workmen and to the landlord/agent for works to be carried out or inspections.
- Notify the landlord/agent immediately of any defect or repair needed.
- Not to carry out any trade or profession at the property.
- To seek the landlords written approval before making any changes to the property including redecoration, changing utility providers, keeping any pets or changing the locks.
- Keep the garden tidy and mow the grass (unless otherwise arranged).
- Lock all doors and windows when you go out.
- Keep the property heated, especially in winter.
- Not to cause a nuisance to the neighbours.
- Do not sub-let the property.
