Website and Local PaperOur main advertising is done via local papers and our website. The website is kept up to date with new property instructions. On here you can view internal and external pictures and read the in-depth write up. RegisteringOn our website you will find the registration section. This has been made as user friendly as possible. Once registered, we will keep you up to date with new properties as they come onto the market (our registration does not send out updates automatically, please ensure you also continue to check it on a regular basis). ViewingsPlease call or email us with the details of the property. We try our best to make the viewings at times suitable to you. All our viewings are accompanied and under no circumstances can a property be let without a viewing taking place. If you are interested in renting a propertyPlease let us know as soon as possible as properties go very quickly. We will require a holding deposit, and you will also be required to fill in the relevant referencing application forms (see Application Forms page for further information). Please note that we cannot hold a property until the holding deposit has been received. Identification and address verificationThe Letting Factory.com requests original documents to prove your ID and address, e.g. recent utility bill as address verification (less than one month old) and passport or driving licence as ID. Moving in On the day, we will arrange to meet you at the property to collect on behalf of the landlord, one months rent and one months security deposit. This is only payable by bankers draft or cash (not personal cheque). You will sign the tenancy agreement and we will run through the inventory with you before handing over the keys. Please ensure, if you have a guarantor, they must also attend to sign the tenancy agreement. Managed or Tenant FindThe property can be Managed or Tenant Find. Managed means, if there are any problems with the property during your tenancy, you must contact us at The Letting Factory.com as soon as possible, to enable us to arrange for the relevant workmen to attend. In a Tenant Find letting, you will be given the details of the landlord to enable you to contact him directly.
