Decorations Tenants are very particular about their homes and like to live in a well presented property. The property should be neutral in colour, in good decorative order and thoroughly cleaned before the tenants move in. At the end of the tenancy, it is the tenants responsibility to return the property in a similar condition. Well presented and maintained properties appeal to a wider market and have a greater ability of achieving top rental values. Furnished or Unfurnished Most properties are let unfurnished or with minimum furnishings. The only items to be supplied by you are the cooker, carpets and curtains as these are normally fitted or made to fit the property. You should ensure the property has plumbing for a washing machine. Personal items such as ornaments, pictures, and any electrical appliances such as toasters and lamps should be removed. Gardens It is the tenant’s responsibility to look after the garden, but please remember, not everybody has green fingers! If you have a garden and wish the tenant to maintain it, you will need to supply a lawn mower and relevant tools. If you have a larger garden or one which is well stocked, it might be worth your while employing a gardener. Tenant Packs We advise landlords to make up a ‘Tenant Pack’. A Tenant Pack should include copies (not the originals) of manuals for domestic appliances and the boiler. It should also contain copies of any guarantees. It should provide information on how to find the electric, gas and water meters, along with the stop cock location. Details should be included of any of your preferred maintenance contractors, and any other information you feel should be brought to the tenants attention. Where the property is managed, the tenant will contact us directly should they have any maintenance issues, but we should still also hold a copy on file. Keys The landlord needs to supply us with three sets of keys. Two sets for the tenant and one set to be kept in a secure place by us. |
